Moving to GA from another state
If you're thinking about moving to Georgia from another state, you're not alone. Every year, thousands of families, retirees, and professionals make the move to the Peach State, drawn by the lower cost of living, beautiful landscapes, and that famous Southern hospitality. But buying a home in a new state comes with its own set of challenges, especially if you're not familiar with how things work here in Georgia.

As a SRES®-designated Realtor specializing in helping buyers over 55, including those in the Sandwich Generation balancing the needs of aging parents and adult children, I've helped countless out-of-state buyers find the right home in Northeast Georgia. Here's what you need to know before making your move in 2026.

Why So Many People Are Moving to Georgia

Georgia has consistently ranked as one of the top states for inbound migration, and it's easy to see why. Here are some of the biggest draws:

  • Affordable cost of living: Compared to states like California, New York, New Jersey, and Connecticut, Georgia offers significantly lower housing costs, property taxes, and everyday expenses.
  • No tax on Social Security: Georgia does not tax Social Security retirement benefits, which is a huge plus for retirees.
  • Beautiful scenery and mild climate: From the Blue Ridge Mountains in the north to the coastal islands in the south, Georgia offers four distinct seasons without brutal winters.
  • Growing healthcare infrastructure: Northeast Georgia Health System and other regional providers offer excellent care, important for those planning their retirement years.
  • Strong sense of community: Small towns like Dahlonega, Cleveland, Clarkesville, and Gainesville offer that tight-knit feel many buyers are looking for.

What Out-of-State Buyers Need to Know About Georgia Real Estate

Georgia Is an Attorney-Close State

Unlike many states where a title company handles the closing, Georgia requires a real estate attorney to oversee the transaction. This is actually a benefit for buyers since it means you have a licensed attorney reviewing your documents and protecting your interests at the closing table.

Property Taxes Vary by County

One of the most common surprises for out-of-state buyers is how much property taxes can vary from one Georgia county to the next. For example, property taxes in Hall County differ significantly from those in Lumpkin County or White County. I always help my clients understand the full tax picture before making an offer.

Homestead Exemption Can Save You Money

Georgia offers a homestead exemption that can reduce your property tax bill if the home is your primary residence. Some counties offer additional exemptions for seniors (age 62 and older) and those with disabilities. Filing for homestead exemption is one of the first things I remind my buyers to do after closing.

Septic Systems and Well Water Are Common

If you're coming from a city or suburb with public sewer and water, you may be surprised to find that many homes in Northeast Georgia use septic systems and well water. This isn't a dealbreaker, but it does require a septic inspection and well water test as part of your due diligence.

Right-Sizing Your Home for This Chapter of Life

Many of the out-of-state buyers I work with aren't just relocating, they're right-sizing. That might mean moving from a large family home to something more manageable, or finding a home with main-level living so you can age in place comfortably.

For those in the Sandwich Generation, the move to Georgia might also mean finding a home that works for multiple generations, whether that's a home with an in-law suite, a basement apartment, or simply enough space for visiting family.

Right-sizing isn't about downsizing or giving things up. It's about finding the home that fits your life right now, and for the years ahead.

Tips for Buying a Home in Georgia from Out of State

  1. Work with a local Realtor who understands your needs. A local agent can guide you through Georgia-specific processes, recommend trusted lenders and inspectors, and help you navigate the nuances of each county.
  2. Visit the area before you buy (if possible). While virtual tours are helpful, nothing beats walking the neighborhood, checking out the local grocery store, and getting a feel for the community.
  3. Get pre-approved with a Georgia-friendly lender. Some national lenders aren't familiar with Georgia's closing process. Working with a lender experienced in Georgia transactions can make closing smoother.
  4. Understand the timeline. Georgia closings typically take 30-45 days. If you're coordinating a sale in another state, plan your timeline carefully.
  5. Ask about HOA rules and deed restrictions. Some communities in Northeast Georgia have covenants that may affect how you use your property. Always review these documents before making an offer.

Popular Areas in Northeast Georgia for Out-of-State Buyers

Dahlonega: A charming mountain town known for its historic square, wineries, and outdoor recreation. Popular with retirees and second-home buyers.

Gainesville: The "Poultry Capital of the World" offers excellent healthcare, shopping, and Lake Lanier access. A great option for buyers who want amenities without big-city prices.

Cleveland/Helen: Nestled in the Blue Ridge Mountains, this area offers a slower pace of life with stunning scenery and a strong tourism economy.

Clarkesville/Cornelia: Small-town living at its finest, with a growing arts scene and easy access to the mountains and waterfalls.

Cumming/Dawsonville: For buyers who want to be closer to Atlanta while still enjoying a more rural feel, these communities offer the best of both worlds.
